The Magic of the Treehouse

image298223743.jpgI never had a treehouse nor do my children, wish they did. You see my daughter has been reading a chapter book series called The Magic Treehouse. She has fallen in love with reading it.

My husband and I built her a puppet board and we used the theme from the book. It’s about a brother and sister who finds this treehouse and when they climb up they find 100’s of books. As they start to read they find themselves from the magic of the treehouse within the book ( the power of imagination).

I managed to find a boy and girl puppet, and she has been acting put the different books. So her father suggested she take it to school since her class is also now reading them. She asked and her teacher said what a great idea. Well it has turned out the school loved it. She performed it for her class, another class heard about it and asked that she do it for their class. She does, and now the main teacher for the libary also asked for her to perform it.

She bought the board home this past weekend and we started adding stuff to the board to the theme. Here is a picture of the board, we are still working on it.

Woodmont home owners wins!

image2118601257.jpgWow! That’s all I can say, is Wow! I am doing my happy dance! Man these last few weeks have been nothing but meetings and writing.

Have been so upset with the thought of the possiblity of losing the beautiful backyard view of the Woodmont Golf course. I am sure you are aware that there was an application to change the land use from recreational to residential/commercial use.

Lennar homes has been trying real hard to purchase this particular land. They were not expecting the home owners to come out in full force. Petitions, standing outside of City Hall with special shirts that said No Land Use Change. Guess the City Commissoners and the builders knew they lost this round, as the notice says.

I still need to continue this fight, why? There is a possiblity that they will try to come and purchase it again. We fought the sell in 2007, now in 2010 and maybe in 2013. Who knows, but we will fight again then.

So Woodmont home owners, pat yourself on the back for now and take a rest, we won!

Looking to save Woodmont

So as you have read over the last few days the people who live in Woodmont are fighting the owners of the Woodmont Country Club in regards to the Land Use. They want to change the land use from Recreational to Commerical Residential. Giving any builder the right to buy the land and build.

Not every home in Woodmont is affected by this directly but indirectley. The ones who are directly affected are the ones who live on the green. Their back yard is the golf course. They pay hire property taxes and when the homes where built paid higher for the lot.

Now Lennar Homes wants to come and build on this land, and we are not very happy about it. So we are fighting. We had to hire and attorney in order to help us with this since the owners of the Country club hired one and Lennar Homes hired one. We had no other choice, but of course that comes with a price.

The people of  Woodmont have done a site to raise awarness and we need to raise a minuim of $10,000 just to get us started for next weds commission meeting. Let’s hope we can raise the money to due so.

What’s with the funny numbers?

The community I live in had a meeting last night again with regards to the Lennar Homes and the Land Use change.

One of the questions that came up is the numbers that are suppose to projected. Our school is over crowded and then the person on the planning board pulled out some papers that Lennar had sent to them and it stated that our school is not at full capacity. I told the lady who are they kidding. My daughter goes to the school and its at almost 1200 students. There is a new school that was built about a mile away that is not zoned for the new school. So tell me how they think its not overcrowded? We had to hire 5 new teachers this past year because we had so many more students.

Then what about the increase in traffic? They only talked about the main streets Soughtgate, Pine Island and University. What about all the small roads that go into al the communities. How many cars are going to be coming in and out. How can they not think about that?

Of course what are the Politicians thinking about? How much money they can make, they are seeing the building fees, which will bring in about 1.3 million dollars. Then they are counting on the property taxes that is projected to bring in $390,000 annually. But what is to say they sell all the 255 homes they plan on building?

Call me crazy but I think this is nuts and not going to have it. The commission meeting is next week and I plan on attending. Will you be there?

Thank God I am not a Short Sale!

Let me start by saying thank goodness I am not a short sale!! Let me explain how I got to this. As you have read over the past few days I have been fighting Lennar Homes over the land use here inWoodmont. Our community is having an emergency meeting tom night and the president of the association rang my doorbell and asked if in my Warranty Deed was there any mention of the golf course.

I told them I would look at my deed and bring it with me. So I pull out the folder I had from when I closed on my house close to 10 years ago, and before I was a REALTOR. Going through all those pages I couldn’t find my Warranty Deed nor my Title Insurance. So that got me into thinking of when I was suppose to get them. I thought it should have been in that package.

So now on the hunt to find these papers. I called the title company that I did my closing and come to find out that they are no longer in business. OK now where do I go. I wasn’t sure if I was suppose to call the mortgage company I am with now since I had refinanced two years after I bought the house to change the type of mortgage I got, but changed companies at the same time.

I told myself what the heck let me give it a chance. I called the first time and the number they gave me was a fax, I called a second time and spoke with someone else. Then we got to talking as to why I needed the number. The guy was able to email me the Title Insurance and told me that I can find the Warranty Deed info through them.

So now we are calling this company and trying to read the papers of the insurance was confusing because they were asking me for the OR number. He looked up the number and couldn’t find the Warranty Deed. My thoughts are, Are you kidding me, was it not recorded? Do I own my house? The man just told me to calm down, we will figure this out. I then told him about this being the REFI and not the actual purchase.

He checked another place and viola, there it was, it was on a whole other page. Now what I need to do is to take that number and page down to the Broward County Courthouse and get copies.

But can you imagine if I was a Short Sale how crazy this would be, not having the right papers here, the refi, different pages. Glad I was able to figure it out and now pick up the papers tom.

Have you bought your home recently? I suggest you check to see if you have your Warranty Deed and Title Insurance. I gets sent to you after you close your home. I think somehow mine was not sent. I might not be the first person who is going through this, but at least you know what I had to do to find it.

Alexis ran Keifer off the road….

At the end of Fridays epsiode, Alexis ran past Keifer as he was coming out the house and she saw her daughter on the floor past out and beaten. I  can only imagine how she could have felt.

On Mondays episode she manages to get Kristina into the car to get her to the hospital and on the way there she sees Keifer walking on the side of the road, and because of her anger she runs him off the road and just keeps going, never stopping to see if he was alive or not. I can understand what she must have been feeling.

Now at the hospital Sonny finds out who actually did this to Kristina, now I only wonder what he plans on doing to Keifer, not knowing that Alexis has already hurt him. I am now glued to the TV and have been sucked further into this show…..

What do you think about Amendment 4?

As we all know that there are 2 sides to every story. What do you think about Amendment 4? I’m sure that this one will go a long way with differences or opinion.

The Flordia Association of Realtors want to Vote NO. Now you know that I am a REALTOR, but I don’t agree with FAR. Why you ask? If you don’t know what Amendment 4 is for, let me explain.

Amendment 4 is for Land Use. Having the people of the City, County and State levels, voting for the change of the Land Use. Right now, if a builder wants to purchase a piece of land, what they do is go to the planning commitee and show them what they want to do to the land, commerical or residential use. The planning commitee either approves or denys it. If they approve, then it goes in front of the City Commission where they vote to either deny or approve. If they approve then it goes to the County and so on.

Now with Amendment 4 in place, this same process happens but in the end it comes back t othe voters. We would get to vote whether or not we want the land change, and if we vote no then it gets dropped. They would not get to build.

Florida Association of REALTORS say that by voting no would bring jobs because builders would need people for construction. I don’t believe in this theroy. You see as of now I live on a golf course, where Lennar Homes is in the process of wanting to change the Land Use of this particular golf course. If Amendment 4 was in place then we would be able to vote on this. Lennar has been pushing this particular land to get approve before Novemeber because they are afraid that the voters will Vote YES for it.
