So you are looking or thinking about purchasing your first home. We will need to cover the basic steps in order to get you going in that direction. Over the next few weeks we will start to cover the buying process from being to end. And hopefully by the end of these steps you will fully understand the process and be able to make your purchasing without confusion!

Do you know what you are looking for?

What do I mean by that? Are you looking for a Single Family House, Condo, Villa, Townhouse? What county or city do you want to be in? Do you want gated community? These are questions you should ask yourself. Your agent will ask these right off the bat when speaking with you.

So jot down a few things and when you talk with your REALTOR, he or she will find you the right houses to send you.

Should I use a Real Estate Broker?

Using a real estate broker is a very good idea. All the details involved in home buying, particularly the financial ones, can be confusing at best. A good real estate professional can guide you through the entire process and make the experience much easier.

A real estate broker will be well-acquainted with all the important things you’ll want to know about a neighborhood you may be considering…the quality of schools, the safety of the neighborhood, traffic volume, and more. He or she will help you figure the price range you can afford and search multiple listing services for homes you’ll want to see. With immediate access to homes as soon as they’re put on the market, the broker can save you hours of wasted driving-around time.

When it’s time to make an offer on a home, the broker can point out ways to structure your deal to save you money. The REALTOR can guide you through the paperwork, and be there to hold your hand and answer last-minute questions when you sign the final papers at closing. And you don’t have to pay the broker anything! The payment comes from the home seller – not from the buyer.

How do I find one?

What you should do first is ask any friends or family members if they know of any REALTORS that they can recommend to you. If not, do a google search like Looking for a REALTOR in Fort Lauderdale, or Looking for a REALTOR in Broward County. See what comes up. You will find several. Broward County Neighborhood Programs

Are you looking to buy a house, and need help with your Down payment? Well Broward County has a program that can do just that! They will help you with your down payment. You will need to attend a class and they will go over what you need to look for in a home. You will have to meet certain requirements. Here are some specifics:

First Time Home Buyer Program

Thanks to a special loan partnership between the Housing Finance Authority of Broward County and local home mortgage lenders, first time home buyers purchasing in Broward County now have a chance to own a home of their own at below-market mortgage rates. If you are a first time home buyer looking for a manageable mortgage, the First Time Home Buyer Program may make it possible for you to buy the home you want.

Our Applicant Instructions can be requested by calling our office at (954) 357-4909 or you can conveniently download them at www.broward.org/housing. Attend a HUD Counseling seminar before you submit all requested documentation and the appropriate application fee to the lender of your choice.

Program Features:

Below market fixed mortgage interest rate
Private Mortgage Insurance (PMI) is not required
Down payment is 3% of real estate contract sales price. One percent (1%) of the down payment funds must come from your own savings and cannot be borrowed or received as a gift.
A comprehensive Home Inspection report is required.
Borrower pays a $750 transaction fee to the Housing Finance Authority of Broward County.
You may purchase an existing home or a new construction home
You must owner occupy the home as your primary residence.
Eligible properties include single family residences, condominiums, villas and town homes located within Broward County. Mobile homes and cooperatives are not program eligible properties

NSP Purchase Assistance:

Must be a First Time Homebuyer
Each applicant must attend a City approved Homebuyer’s workshop and receive a certificate that must be used within 6 months.
Three percent of total funds, buyers downpayment must be least 3% of purchase price, buyer can also add a gift or seller concessions.

A day in the life as a REALTOR mom!

One of the greatest things about being a REALTOR is the flexibily. I am a mom of 3 children. Now they are all in Elementary school, but at one point, I had them out on showings with me. I have taken them to several inspections. My son even knows where to go to find a lockbox. One time I couldn’t find it, and he looked towards the back of it, and because he knows the look of mine, he knew where it was.

This video I have posted here, I took about 3 years ago on an inspection. If you know me, I can multi task, and they enjoy attending these with me.
