<h2>I have to sell my house as a Short Sale?</h2>
<p>Ok I had to tell someone today, I know that you think your house is worth more, but once you break down the numbers, its in black and white.</p>
<p>You either accept that you have to sell your house as a short sale, bank gets there amount on the loan you you don&#8217;t have to bring cash at closing.</p>
<p>Or if not, you will wind up having to pay at closing, now this is only your half, close to $10,000, and again this is only your half.</p>
<p>If you sell as a short sale, then the bank breaks even, not really a loss on there end.</p>
<h2>But the payoff is..</h2>
<p>Her responce, but the payoff is this amount.. Yes but to bring it current, this is the banks payoff is. I know it is hard to understand, but these are the final numbers.</p>
<h3>More and more have this same problem&#8230;</h3>
<p>See here is the issue, there is still equity in the house, so at first glance, this was listed as a fair market listing. Offer was place, and when she finally looked at the numbers and the bank sent back its payoff value, they are under instead of over.</p>
<p>To be quite frank with you, there are more home owners in this same situation then you think. Yes many people owe more then the house is worth, but there is equal amount with equity in the home. So with these cases, it gets more confusing.</p>
<p>Having someone sit down and explain how this all works makes it easier to understand. Having my CDPE, I was able to break it down for her, so she could see where she stood. She cried and I felt bad. But she understood.</p>

<p>If you are a homeowner whose <strong>mortgage debt</strong> is partly or entirely forgiven during tax years 2007 through 2012, you may be able to claim special tax relief and exclude the debt forgiven from your income.</p>
<p>Here are 10 facts the <strong>IRS</strong> wants you to know about <strong>Mortgage Debt Forgiveness</strong>.<br />
1.  Normally, debt forgiveness results in taxable income. However, under the <strong>Mortgage Forgiveness Debt Relief</strong> Act of 2007, you may be able to exclude up to $2 million of debt forgiven on your <strong>principal residence</strong>.<br />
2.  The limit is $1 million for a married person filing a separate return.<br />
3.  You may exclude debt reduced through mortgage restructuring, as well as mortgage debt forgiven in a foreclosure.<br />
4.  To qualify, the debt must have been used to buy, build or substantially improve your principal residence and be secured by that residence.<br />
5.  Refinanced debt proceeds used for the purpose of substantially improving your principal residence also qualify for the exclusion.</p>

<p><strong>What is a Pre-Approval?</strong></p>
<p><strong></strong><br />
“Pre-approval” means you have met with a loan officer, your credit files have been reviewed and the loan officer believes you can readily qualify for a given loan amount with one or more specific mortgage programs. Based on this information, the lender will provide a pre approval letter, which shows your borrowing power. You can visit as many lenders as you like and get several pre-approvals, but keep in mind that each one carries with it a new <strong>credit check</strong>.</p>
<p>Although not a final loan commitment, the pre approval letter can be shown to listing brokers when bidding on a home. It demonstrates your financial strength and shows that you have the ability to go through with a purchase. This information is important to owners since they do not want to accept an offer that is likely to fail because financing cannot be obtained.</p>
<p><strong>How do you get pre-approval</strong>?<br />
Real estate financing is available from numerous sources, including lenders here in the finance section of Realtor.com, mortgage companies that have worked with local <strong>REALTORS®</strong> and in some cases, individual REALTORS® themselves. Based on his or her experience, the REALTOR® may suggest one or more lenders with a history of offering competitive programs and delivering promised rates and terms.</p>
<p>The loan officer will carefully review your financial situation, including your credit report and other information. The lender will then suggest programs which most-closely meet your needs. For instance, a first-time buyer may qualify for an <strong>FHA Loan</strong> putting down as little as 3.5% with a credit score of 620, while a repeat purchaser (someone who has bought a home before) with more equity (money invested in the home) might want to get a 15-year loan and the lower overall interest costs it represents.</p>
