Have you sold your home as a short sale recently?

If you have you may be entitled to some Tax Relief. Here are 5 of the ten tips from the IRS page.

IRS Tax Tip 2011-44, March 3, 2011

If you are a homeowner whose mortgage debt is partly or entirely forgiven during tax years 2007 through 2012, you may be able to claim special tax relief and exclude the debt forgiven from your income.

Here are 10 facts the IRS wants you to know about Mortgage Debt Forgiveness.
1. Normally, debt forgiveness results in taxable income. However, under the Mortgage Forgiveness Debt Relief Act of 2007, you may be able to exclude up to $2 million of debt forgiven on your principal residence.
2. The limit is $1 million for a married person filing a separate return.
3. You may exclude debt reduced through mortgage restructuring, as well as mortgage debt forgiven in a foreclosure.
4. To qualify, the debt must have been used to buy, build or substantially improve your principal residence and be secured by that residence.
5. Refinanced debt proceeds used for the purpose of substantially improving your principal residence also qualify for the exclusion.

You are ready to buy your First Home, you found your Realtor now you want to know the next step? Getting your Pre – Approval letter. Here is some information on Pre – Approvals. Know the steps you need to take, know what you are getting into before hand. You don’t want to take any risks after you bought your First Home…..

What is a Pre-Approval?

“Pre-approval” means you have met with a loan officer, your credit files have been reviewed and the loan officer believes you can readily qualify for a given loan amount with one or more specific mortgage programs. Based on this information, the lender will provide a pre approval letter, which shows your borrowing power. You can visit as many lenders as you like and get several pre-approvals, but keep in mind that each one carries with it a new credit check.

Although not a final loan commitment, the pre approval letter can be shown to listing brokers when bidding on a home. It demonstrates your financial strength and shows that you have the ability to go through with a purchase. This information is important to owners since they do not want to accept an offer that is likely to fail because financing cannot be obtained.

How do you get pre-approval?
Real estate financing is available from numerous sources, including lenders here in the finance section of Realtor.com, mortgage companies that have worked with local REALTORS® and in some cases, individual REALTORS® themselves. Based on his or her experience, the REALTOR® may suggest one or more lenders with a history of offering competitive programs and delivering promised rates and terms.

The loan officer will carefully review your financial situation, including your credit report and other information. The lender will then suggest programs which most-closely meet your needs. For instance, a first-time buyer may qualify for an FHA Loan putting down as little as 3.5% with a credit score of 620, while a repeat purchaser (someone who has bought a home before) with more equity (money invested in the home) might want to get a 15-year loan and the lower overall interest costs it represents.

Looking for a Cheap way to Vaccinate your pets?

If you live in Broward County, then there is a solution! July 9 in Margate, Broward County Animal Care and Adoption will be holding a Rabies Clinic. The cost to you is $15 dollars which includes a license, not sure if it is the same as the tag that goes on the animal itself. They will only accept cash, no credit cards or checks.

You need to bring proof of Residency in Broward County, and your dog must be on a leash and your cat must be in a carrier. You don’t need an appointment, it’s a first come, first serve bases. It starts at 9am and ends a 2pm.

What if I have been severed with Foreclosure papers?

One of the questions I am frequently asked is “If I have been served what should I do?” What you should do, contact an attorney and have someone represent you in court.

Ignoring these papers will only make the bank move faster with you. Responding to the papers and having someone represent you will make the process around 6 months. Use this time to try to do a loan modification or a short sale.

Do not delay, find someone who can help you with listing your home for a Short Sale in Broward County.
