<p>Every once in a while a question is asked whether or not a homeowner should or should not get homeowners insurance. Now living in <strong>Florida</strong> I would always say yes. But let me break it down for you.</p>
<h4><strong>Homes with Mortgages</strong></h4>
<p>When you<strong> purchase a home</strong> with a <strong>Loan from a bank</strong>, you have no other choice, you <strong>MUST</strong> get insurance as well as flood insurance. Its mandatory, and if you don&#8217;t get it they will assign one to you at a much higher price range.</p>
<h4><strong>What if I don&#8217;t have a Mortgage?</strong></h4>
<p>Now if you own your home out right, no mortgage, no home equity line of credit, then no, you don&#8217;t need to get insurance. But my opinion I believe you should continue to keep your insurance.</p>
<p>In case of a hurricane appears and makes land, and if damages occur, your insurance kicks in. Now if you no longer carry your insurance because you felt that you didn&#8217;t need it, then the repairs will be yours and yours only to repair. There will be no assistance.</p>
<p>When our insurance have premiums, and usually are higher when there is hurricane damages, but its nothing compare to what it would be had you not have insurance.</p>
<p>Yes, insurance is expensive and lately even more with premiums at $3,000 to $5,000 depending on which insurance you have.</p>
<h4><strong>So do I actually need insurance?<a href="http://browardcountyreview.com/wp-content/uploads/2012/04/insurance.jpg"><img class="alignright size-full wp-image-1864" title="Insurance" src="http://browardcountyreview.com/wp-content/uploads/2012/04/insurance.jpg" alt="Insurance" width="206" height="126" /></a></strong></h4>
<p>So do you need it? Answer is Yes and No. But that will depend on you! I believe its worth the price you pay!</p>

<p>I know its only May, but summer is right around the corner, and with that comes beaches and pools. Kids will be going to <strong>summer camps</strong> and they will also be heading there.</p>
<p>Now living in <strong>South Florida</strong>, even after all the warnings, <strong>drownings</strong> still happen.<strong> Broward County</strong> are offering swimming lessons at several water parks. I did some calling around for prices.</p>
<p>The way they work is in 2 week sessions, Monday through Friday. Depending on the park will depend on the times, but they all charge the same, $50 for the 2 weeks, each night 30 minutes, Friday would be a make up day if one night gets rained out.</p>
<p>Registration begins May 5 for swimming lessons offered at three <strong>Broward County Parks</strong> –</p>

Don&#8217;t be afraid or ashamed because this has happened to you. Like you many other homeowners are trying just as hard to makes ends meet.</p>
<p>Then thing is, you have all these bills that need to be paid and usually the last one that does gets paid is the mortgage, but only a portion of it. Why, well you need to buy food for the family, gas in the car to get you to and from work, water and light gets paid since you need that to live inthe house, and by the time you realize, the small mortgage payment you had in the beginning has now increased because of the <strong>adjustable rate</strong> made it go up.</p>
<p>Paying only a portion actually won&#8217;t help, the bank would actually send that payment back and ask that you pay the whole payment instead.</p>
<p>Have the banks been calling you and you not answering the phone because you don&#8217;t have a different answer then the first, second and third time you did talk to them. Well I am here to tell you that I have that rope you need.</p>

<p>An investor who successfully negotiates and closes a short sale with be eligible for a <strong>Fannie Mae</strong> backed investment mortgage within 2 years.</p>

<p>There is hope after a <strong>short sale</strong> for <strong>investors</strong> for future business in <strong>Real Estate</strong>. If you find yourself behind in your mortgage payments, contact an experienced short sale <strong>REALTOR</strong> with a <strong>CDPE (Certified Distress Property Expert)</strong>.<br />

<p><strong>Purchasing a home</strong> can be a risky venture, knowing the type of home inspector is important and can mean the difference between that winning sale. There are several factors you should consider when looking for the right home inspector:</p>
<p><strong>Ask if they carry Errors &amp; Omissions Insurance</strong> &#8211; this helps protect your client in the event an inspector missed or misdiagnosed a component of the home that the inspector is required to inspect according to industry standards.</p>
<p><strong>Look for inspectors that offer General Liability Insurance</strong> as an added layer of protection for you and your client &#8211; An inspector who doesn&#8217;t carry general liability insurance does not protect against property damage in the event the inspector damages your client&#8217;s property before or after inspecting the home.</p>
<p><strong>Request training qualifications</strong> &#8211; Training is key to a proper home inspection. Many inspectors may not have received formal training. Training limitations can lead to potential problems for your clients in the event something is not properly inspected.</p>
<p><strong>Seek out inspectors who meet industry and/or state standards</strong> &#8211; Hiring an inspector who does not adhere to industry or state standards could result in missing thousands of dollars in problems, costing your client additional money, time, or aggravation.</p>
<p><strong>Ask if they provide services outside of a general home inspection</strong> &#8211; Often home owners would like to have other areas of the home inspected such as a radon or pool inspections. Inspectors in your consideration set should offer services indigenous to your market.</p>
<p><strong>Identify inspectors who are impartial</strong> &#8211; Impartiality during the inspection process helps to avoid raising unnecessary alarm; the inspector should remain objective while communicating the inspection findings in a professional, non-threatening manner.</p>
