So if you have been following General Hospital you know that this week starts the trail for Sonny…. Now as we know that Michael feels gulity that Sonny is taking the blame for the murder of Claudia that he commited. Dante will have to testify against Sonny but doesn’t know that his brother is the one who actually did it…..
So what do you think will happen? Michael already went to Mac and told him what happened, but Mac didn’t believe him. As well as no one else. Do you think Michael will tell Dante? And do you think Dante will stand by his family or will he get on that stand for the Prosecutor?
What about Jax and Carly? Do you think because Jax was behind this, will Carly forgive him or will this push her back with Sonny in order to save there son? I personally love Carly with Sonny, always have. What do you think?

Are you a fan of General Hosptial? I have been and for a very long time. I started watching it with my mother. She use to put it on at 3pm and we would sit there and watch, and over the years I was hooked.
I watch it all the time, if I don’t get a chance to watch I pick up the digest at the grocery store and read while I am waiting to check out, or these days get to watch it on the PC, the last 5 episodes are posted so I catch up there.
Now being on the social media sites, I keep track of everything. I get emails from certain sites. One site I get from is TwitterMoms. This particular email stated that we have the oppertunity to be apart of General Hospital, an Ambassador. Get inside scoop, write about the recaps of the week. so I told myself, what the heck, let’s give this a try. So I sent in my email and sure enough I recieved a Congradulations email saying that I have become an Ambassador for General Hospital. How cool is that? So for the next four weeks you will see post come across about General Hosptial. So read along and comment as we take this ride together…..

What do you mean no more paper?

Let me start from the beginning for you to understand the title. I am on the PTA board for Tamarac Elementary. This is my first year on the board, I sit as VP of the PTA.
The PTA runs the fund raisers for the school each year, which helps bring in extra money for the school, or which it intends to do. It also runs some of the extra curricular activites. One of the activies that our school does is called Sunshine Math. Which pushes kids t olearn more then what they are learning in class, almost one grade level up. My daughter loves it and has been doing it since last year. She came in third for her grade level and recieved a metal for it.
Now things were moving fine this year upto recently. I noticed she hadn’t gotten any papers for a little over two weeks. So I sent a text message to the president of the PTA and asked what had happen. There were 2 answers, 1. The kids are testing for the next 2 weeks, 2. Not enough paper and may have to be stopped till next year.
What? Not enough paper, how could that be? With all the tax changes for each county has made the school change the way they supple and supplement the money. One of the things that has to go will be no more copying of any papers, we are over the limit for the year. Now remember its only Febuary and have 4 more months to go. Now what is going to happen for the next 4 months? No homework packets, no more sheets of paper with class work? How are kids suppose to learn without the proper tools?
Now it might seem like I am making a big fuss over paper. But think about it, if it starts with paper, what will be next? What will they take next? This school has over 1100 students and is projected to be close to 1200 next year. How can we use the same budget with more kids?
I plan on going to Office Depot or Staples to see if they can discount on making copies for the school. I would hate for the kids to stop doing this program. Not just my daughter but the whole school.

Meeting Team England, Tamarac Youth Soccer

As some of you may know, I have been coaching youth soccer for the City of Tamarac. The Division I coach is U6, which are players under 6 years old. So we are talking about 4, 5, and 6 year old players.
I have to say that it has been an experience like no other. I had never played, nor coached before so this was a first. We had coaches clinic to teach us about the game. Now trying to keep the attention of these children is not easy, but they have come such a long way and I have enjoyed coaching and teaching them.
Our first few games were losses and as the weeks have gone by they have gotten better. We have now lost 4 games, won 2 games and have tied 1. So we are almost even here.
So here is a picture of the Team Players, and in the next few days you will see some other pictures of the team.

$8,000 Tax Credit News

The popular $8,000 tax credit for first-time home buyers. Originally scheduled to expire on November 30th, 2009, this valuable tax credit of up to 10% of the purchase price or up to $8,000 was extended into 2010 (purchase agreements must be signed by April 30, 2010, and closings must be final by June 30, 2010).
What people don’t know is that the new program was also expanded to include a tax credit of up to $6,500 (or up to 10% of the purchase price) for qualified buyers of a second or “replacement” home under the same deadlines. To qualify, home purchasers must have owned and occupied a primary residence for five consecutive years during the last eight years. Most importantly, the new program significantly increases previous income requirements.
So if you are a first time homebuyer or looking to upgrade your home by buying another one, the tax credit will apply. Give me a call to talk about what options you may have.

Questions about FHA Guidelines

I was out with buyers this weekend and one of the homes they like had missing appilances. One of the questions they had is whether or not they would be able to put in an offer with this home considering it was missing them. I had been under the impression that you couldn’t purchase a home with an FHA loan without the appliances.
So I told them let me do a little research on it. And as it turns out I was wrong and I would be the first person to admit when I am wrong. So I decided to go ahead and post the answer here, just in case someone else had the same question.
Now I have decided to go ahead for the next few days to post some question and answers to some FHA guidelines.
Appliances: The Valuation Protocol (page D-26 of Appendix D, Handbook 4150.2) requires the appraiser to note the appliances that are present in the home at the time of inspection and whether the appliance is considered personal property or part of the real estate. The protocol further directs the appraiser to treat non-functioning appliances/equipment as deferred maintenance in the valuation process.
The manner in which an appliance is attached to the dwelling would determine whether or not an appliance should be considered part of the real estate. In some real estate markets, it may be typical and customary for certain appliances to convey with the real estate. In these situations, those appliances should be considered real estate and treated as such in the valuation of the property.
In some cases, such as that of REO properties, all or some of the appliances may be missing and there may be damage to the floor, wall or ceiling finish as a result of the removal. Depending upon the magnitude of the damage, the appraiser is expected to treat the damage to the home as deferred maintenance and reflect such in the conclusion of value. Missing appliances must be addressed by the appraiser in the valuation process, particularly when the comparable sales included a full complement of working appliances.
In cases where appliances are missing and minor repairs may also be needed, lenders are encouraged to have the borrower take advantage of the Streamlined 203(k) loan product, which has no minimum repair cost threshold and is designed to cover such improvements/replacements.

If you are not aware I am involved in our local school PTA. What we do to raise money for the school is usually through our fundraisers. Whether it with the school pictures or those catalogs that go home with your children.
Well this year with our fall fundraiser we fell short or our goal. At our PTA meeting the other night our Vice Mayor Harry Dressler attained, as he does every meeting. But this meeting was different. After he spoke about the happenings of Tamarac he told us after the raised money for his election, and won by the way, he had some money left over. He decided that the best way to spend the money was to give it to the PTA to spend however we pleased.
How wonderful was that? Thank You Vice Mayor Dressler. Tamarac PTAwill use it wisley! You have our word!!!

Are you looking for Christmas Trees?

Well if you are looking for Christmas Tree lots I have several locations for you!
In Tamarac you have one right off of University on the East side between Commercial Blvd and Mcnab rd. There is also Publix in the Midway Plaza in Tamarac on the Corner of University and Commercial Blvd on the West side.
In Coral Springs you have the Home Depot(which is where I usually buy my Tree from) on the corner of University and Atlantic Blvd on the West side. They have trees priced really good. Last few years I bought my Christmas tree and I usually buy a 9ft tree for about 60 dollars. Publix on the corner of Univeristy and Ramblewood is also selling Christmas Trees.
In Sunrise you have the Home Depot again on Univeristy between Sunrise and Oakland. Then there is Lowes on the Corner of Univeristy and Oakland Pk Blvd. Publix on the corner of Oakland Pk Blvd and Nob Hill.
If you notice that most of the places I have mentioned are mainly right off of Univeristy Drive. So take a drive down this road and you will pretty much run into any of these places. But my honest opinion to find a great tree for a great price is at the Home Depot! The Tree lots are usually are priced on the higher end.
