<div>So I was with buyers this weekend, down in Miramar and Pembroke Pines. Two of the busiest cities selling. As we were in the last home on the list we started going over all the homes and which was the best option for them. I went over a few things that should consider. 1. How much do you think you could offered and 2. What would be easier to sell when they are ready to upgrade from, since they were looking at townhouse. These buyers are getting ready to get married.</div>

<div>We talked for a little bit and they decided on a particular home, but the next question was, What would be my mortgage payment? So I pulled out my Iphone and pulled up the Mortgage Calculator and the lady said you have an App for that? I laugh and the husband says, There is an App for everything hun&#8230;.</div>

<div>I was able to give a rough estimate of how much they would have to pay each month. So since they liked the numbers, we are writing up an offer! Thanks Goodness for that app&#8230;.</div>

Now as we know that Michael feels gulity that Sonny is taking the blame for the murder of Claudia that he commited. Dante will have to testify against Sonny but doesn&#8217;t know that his brother is the one who actually did it&#8230;..</p>
<p>So what do you think will happen? Michael already went to Mac and told him what happened, but Mac didn&#8217;t believe him. As well as no one else. Do you think Michael will tell Dante? And do you think Dante will stand by his family or will he get on that stand for the Prosecutor?</p>
<p>What about Jax and Carly? Do you think because Jax was behind this, will Carly forgive him or will this push her back with Sonny in order to save there son? I personally love Carly with Sonny, always have. What do you think?</p>

<p>I watch it all the time, if I don&#8217;t get a chance to watch I pick up the digest at the grocery store and read while I am waiting to check out, or these days get to watch it on the PC, the last 5 episodes are posted so I catch up there.</p>
<p>Now being on the social media sites, I keep track of everything. I get emails from certain sites. One site I get from is <strong><a href="http://www.twittermoms.com/">TwitterMoms</a></strong>. This particular email stated that we have the oppertunity to be apart of General Hospital, an Ambassador. Get inside scoop, write about the recaps of the week. so I told myself, what the heck, let&#8217;s give this a try. So I sent in my email and sure enough I recieved a Congradulations email saying that I have become an<strong> Ambassador for General Hospital</strong>. How cool is that? So for the next four weeks you will see post come across about <strong>General Hosptial</strong>. So read along and comment as we take this ride together&#8230;..</p>

			<content:encoded><![CDATA[<p>Let me start from the beginning for you to understand the title. I am on the <strong>PTA</strong> board for <strong>Tamarac Elementary</strong>. This is my first year on the board, I sit as VP of the <strong>PTA</strong>.</p>
<p>The<strong> PTA</strong> runs the <strong>fund raisers</strong> for the school each year, which helps bring in extra money for the school, or which it intends to do. It also runs some of the extra curricular activites. One of the activies that our school does is called <strong>Sunshine Math</strong>. Which pushes kids t olearn more then what they are learning in class, almost one grade level up. My daughter loves it and has been doing it since last year. She came in third for her grade level and recieved a metal for it.</p>
<p>Now things were moving fine this year upto recently. I noticed she hadn&#8217;t gotten any papers for a little over two weeks. So I sent a text message to the president of the PTA and asked what had happen. There were 2 answers, 1. The kids are testing for the next 2 weeks, 2. Not enough paper and may have to be stopped till next year.</p>

<p>What? Not enough paper, how could that be? With all the tax changes for each county has made the school change the way they supple and supplement the money. One of the things that has to go will be no more copying of any papers, we are over the limit for the year. Now remember its only Febuary and have 4 more months to go. Now what is going to happen for the next 4 months? No homework packets, no more sheets of paper with class work? How are kids suppose to learn without the proper tools?</p>
<p>Now it might seem like I am making a big fuss over paper. But think about it, if it starts with paper, what will be next? What will they take next? This school has over 1100 students and is projected to be close to 1200 next year. How can we use the same budget with more kids?</p>
<p>I plan on going to <a href="http://www.officedepot.com/">Office Depot</a> or <a href="http://www.staples.com/">Staples</a> to see if they can discount on making copies for the school. I would hate for the kids to stop doing this program. Not just my daughter but the whole school.</p>

			<content:encoded><![CDATA[<p style="text-align: left;">As some of you may know, I have been coaching <a href="http://tamaracsoccer.com/index.html">youth soccer </a>for the <a href="http://tamarac.org/">City of Tamarac</a>. The Division I coach is U6, which are players under 6 years old. So we are talking about 4, 5, and 6 year old players.</p>
<p style="text-align: left;">I have to say that it has been an experience like no other. I had never played, nor coached before so this was a first. We had coaches clinic to teach us about the game. Now trying to keep the attention of these children is not easy, but they have come such a long way and I have enjoyed coaching and teaching them.</p>
<p style="text-align: left;">Our first few games were losses and as the weeks have gone by they have gotten better. We have now lost 4 games, won 2 games and have tied 1. So we are almost even here.</p>
<p style="text-align: left;">So here is a picture of the Team Players, and in the next few days you will see some other pictures of the team.</p>

Now my answer is: <strong><span style="text-decoration: underline;">Yes, You should always<a href="http://browardcountyreview.com/wp-content/uploads/2010/02/home-inspection.jpg"><img class="alignright size-medium wp-image-608" title="home-inspection" src="http://browardcountyreview.com/wp-content/uploads/2010/02/home-inspection-300x300.jpg" alt="" width="300" height="300" /></a> get an inspection</span></strong>.</p>
<p>There are times that homes look like things are ok, but sometimes things are suttle and you may not see it. An inspector can and will inspect every part of the home.</p>
<p><strong><span style="text-decoration: underline;">Home Inspections</span></strong>: <span style="font-family: Verdana, Geneva, Arial, Helvetica, sans-serif; font-size: x-small;">Borrowers are encouraged to obtain a <strong>detailed home inspection</strong> of the property. <p>A <a title="Held Harmless" href="http://www.heldharmless.com/" target="_blank">Held Harmless</a> Membership Shield is a product that everyone needs to sit up and take notice of and it’s probably the best $50 (Individuals) or $100 (Businesses) that you will spend this year. We bought shields for ourselves and our businesses for 2010 and have gained peace of mind as a result.</p>
<p><strong>So what does Held Harmless do?</strong> As their website says, “<strong><em><a href="http://www.heldharmless.com/">HELD HARMLESS</a></em></strong><em> lawfully shields you, your family and your business from insurance claims, lawsuits or other similar actions and prevents you from having to file them, face them or financially defend them</em>”.</p>
<p>Now that is a great idea! …especially with the escalating cost of insurance rates continually increasing year after year, along with the dreaded fear of getting sued or perhaps having an insurance claim filed, so leave it to someone to come up with a clever, compelling product, and a cost effective solution that everyone should consider buying, especially us Real Estate Agents, Home Owners and clients, either looking to buy Real Estate or list their homes for sale.</p>

<p>And it&#8217;s also why locking mortgage rates is like running a Peyton Manning offense &#8212; you can&#8217;t call a play until you&#8217;ve stepped to the line and studied what&#8217;s on the other side of the ball.</p>
<p>Before settling on a specific mortgage plan, remember that mortgage markets change daily and mortgage rates change every 3 hours, 11 minutes.  A 5-year ARM may look cheaper in the morning, but by the afternoon, it could be losing out to the 30-year fixed and &#8212; all things equal &#8212; it&#8217;s better to take that fixed-rate mortgage at a lower rate if it&#8217;s available.</p>

Originally scheduled to expire on November 30th, 2009, this valuable tax credit of <span style="text-decoration: underline;">up to 10% of the purchase price</span> or up to $8,000 was extended into 2010 (purchase agreements must be signed by April 30, 2010, and closings must be final by June 30, 2010).</p>

<p>What people don&#8217;t know is that the  new program was also expanded to include a tax credit of up to $6,500 (or up to 10% of the purchase price) for<strong> qualified buyers of a second or &#8220;replacement&#8221; home</strong> under the same deadlines. To qualify, home purchasers must have owned and occupied a primary residence for five consecutive years during the last eight years. Most importantly, the new program significantly increases previous income requirements.</p>
