<p>Now now everyone can quailfy for <strong>HARP </strong>in order to be eligible for the refinance program you have to have 2 of the following:</p>
<p>1. You loan must be owned by either Fannie Mae or Freddie Mac</p>
<p>2. Your current Mortgage must have a sercuritzation  date prior to June 1, 2009</p>
<p>If you meet these two criteria, you may be HARP-eligible. <strong>If your mortgage is FHA, USDA or a jumbo mortgage, you are not HARP-eligible.</strong></p>
<p>Now over the next few weeks we will cover the most <strong>frequently asked questions</strong> in regards to <strong>HARP</strong>. <p><em>Effective January 1, 2012, the City of Sunrise is reimbursing homebuyers up to $2,000 for select improvements to a newly-purchased single-family foreclosure or short sale home. Under this innovative <strong>New Homebuyer Incentive Program</strong>, the City seeks to attract new residents to Sunrise &#8211; and benefit existing residents by helping to improve the appearance and property values in our neighborhoods. </em><br />
<em>The New Homebuyer Incentive Program is administered by the Redevelopment &amp; Grants Division of the City of Sunrise Community Development Department. In order to claim a rebate, homebuyers should:</em></p>
<ul>
<li><em>Get prequalified for a <strong>conventional, fixed-rate mortgage or FHA mortgage</strong></em></li>
<li><em>Work with their<strong><a href="http://browardcountyreview.com/about/"> Realtor®</a></strong> to find a <strong>single-family foreclosure</strong> or <strong>short sale</strong> in <strong>Sunrise</strong></em></li>

<p>Broward County has reduce the value of homes with Chinese Drywall. If you currently have a home with Chinese drywall, I would suggest you head down to the property tax office and inquire.</p>

<p>As has been extensively reported in the news, some homes constructed in <strong>Broward</strong> within the past few years contain contaminated<strong> Chinese drywall</strong>. This drywall &#8212; over time &#8212; emits <strong>sulfur odors</strong> and seemingly causes visible corrosion to copper pipes and air conditioner evaporator coils. However, until a homeowner contacts our office to notify us, we have no way of independently identifying which homes contain contaminated <strong>Chinese drywall</strong>. These drywall problems seriously impact the value of these homes.</p>
<p>To ensure fair assessments for these damaged properties, Florida Statute Section 193.1552 instructs our office to reduce the building value portion to $0 <em><strong>&#8220;if the building cannot be used for its intended purpose without remediation or repair&#8221;</strong></em> &#8212; subject to the owners providing us with sufficient documentation of the condition. Additionally, the law only applies if <span style="text-decoration: underline;"><em><strong>&#8220;the purchaser was unaware of the [contaminated] drywall at the time of purchase&#8221;</strong></em></span> &#8212; so we examine the real estate listings to see if the condition was disclosed prior to the most recent sale.</p>
<p>To request this reduction, please contact<strong> Deputy Appraiser Larry Singh</strong> by email or at 954.357.7216 to notify us if your home has documented Chinese drywall issues. Note: You do not need to resubmit this documentation to us for 2011 if you previously submitted it in a prior year. Click here to read more if you have contaminated drywall issues.</p>

<h2 class="mceTemp">Do you like taking pictures with your iPhone?</h2>
<p>Do you ever wish you could zoom in on an object, or could get just a little more of a room? Well guess what? There are <strong>external lens</strong> you can buy to put on the phone.</p>
<p>The lens is attach magnetically. I recently purchased a set of lens for my phone. Being in <strong>Real Estate</strong>, there are times that I am taking pictures of a listing, I hate carring so many different tools. My <strong>phone</strong>, my <strong>camera</strong>, my <strong>video camera</strong>, <strong>tripod</strong>, and other things. Having these lens help me by not having to carry all of those.</p>
<p>I can take video and AWESOME pictures with the <strong>iPhone</strong>, and with the new lens it makes it sooo much better. I had the chance yesterday to take some pictures of a listing I have with the new <strong>Wide Angle lens</strong>. Here are some pictures of rooms with and without the lens.</p>

<p>Here I love the fact I was able to get the whole room with the lens. If I didn&#8217;t have the lens, I would not have been able to fill the picture with the whole room.</p>

<p>Here is the kitchen, again you can see how much more you are able to fill the picture up with the whole room. Now it doesn&#8217;t look as small as if we went without the wide angle.</p>

It was very inexpensive, it came with 3 different lens for $50 dollars. Consider how much cameras go for, you can&#8217;t go wrong. My next post will show the difference of the<strong> telephoto lens</strong>&#8230; That should be another fun day!</div>

<p>Are you looking to find a way to pay your<strong> property taxes</strong>? <strong>Broward County</strong> has set up a way for you to pay them if your <strong>mortgage lender</strong> doesn&#8217;t pay them for you. Here is some information from their website.</p>
<p>Residents can save time, avoid long lines and reduce parking congestion traditionally associated with making property tax payments by using <strong>Broward County’s</strong> new drive-thru payment station, open this<strong> tax payment season</strong> on Friday, March 30, and Monday, April 2.</p>
<p>A drive-thru payment station will be located in the parking lot of the <strong>Governmental Center Annex</strong> building, 115 S. Andrews Ave., accepting payments from 10 a.m. to 4 p.m. To access the kiosk, customers should enter the parking lot from the Brickell Avenue (west) side of the Governmental Center and follow the signs.</p>
<p>Payments can also be made online and at any <strong>Broward County</strong> branch of<strong> Wells Fargo</strong>. For more information visit the Records, Taxes and Treasury website or call 954-831-4000.</p>
