Passion vine love….Butterfly

I’m so excited I feel like a little school girl with a new toy or candy. As you know from a previous post, about my caterpillars that will turn into a Monarch butterfly.

I also stated that I have a passion vine flower plant, that has not till this day have seen a caterpillar on it. While I was checking on the monarchs I decided to check the plant. Long and behold I found an egg! I was like am I really seeing this. Yes, yes I did.

I wonder?

I can tell you that the egg is yellow, which is different from the monarch, their eggs are white. I can also say that two types of butterflies were flying near it this week, the Zebra and the Julia Dryas. Wonder if that has any inclination as to what type it will be.  I can’t wait to see what it turns out to be. Will you follow along? If so chime in, let me know if you can tell me what it plans on becoming.

Sight unseen?

Sight unssen.What is that? It’s buying a piece of property without ever walking in the home before you close.

I have been working with a set of buyers for over a year, trying to find them the right condo for them. This set of buyers were out-of-state, located in Boston. There have been several condos that we have put in offers on, sight unseen but were not accepted, we were out bid. Happens all the time.

They had been looking on-line for the condos in Hollywood Beach, when something came across that they liked, they would call me and ask about the unit. I would go down and do what I do, did a property preview on the condo, the building, the amenities and anything else that the buyer would want to know about.

So when she sent me the last one she was interested, I do what I and I sent it to her. She said yes, yes, let’s put an offer on it. We did, it was a Homepath listing, so everything was done online. I get the email back 3 days later, OFFER ACCEPTED!. Now the buyers are happy, I handle all the leg work down here.

Closing time….

Closing was set of May 10, interview with the HOA May 9. So after the interview was done, we go upstairs to see the unit for the first time in person. She had tears in her eyes, my first reaction, Uh Oh, what’s wrong? She says she is happy, it’s even more beautiful in person. Look at my views, I have the ocean and the intercostal.

I was happy to see her so happy.  Selling a home based on a  video is fantastic. Love love love it. Now I plan on doing more property previews of listings, as well as my own listings. Buyers like to be able to have a visual. Pictures only go so far, how many times have you seen a picture and then walk into the house and think, this is not what the picture looked like. Well this is house she felt. She was able to see herself walking through the condo as I was recording it.

I do what I can for my buyers, so if that means taking the extra time to go out and record so they can have an idea of what it looks like so they don’t have to fly out every time so that they don’t miss out on the opportunity, then I will do that!

Caterpillar or Butterfly?

So last year while my daughter was in third grade, her teacher introduced her to the stages of the butterfly. Now she was already a butterfly lover, had them all over her room. But this was on a whole new level.

Everyday she would ask (well really begged) to buy the plants, to plant in our garden so that they could come and lay eggs and grow. I finally gave in and got a few milkweed plants. Ever since then we have had the Monarch butterfly. They would come by in the dozens. I then went and bought a few other host plants for different types of butterflies. I haven’t been so lucky with those, but in due time I’m sure.

I now have Milkweed growing in patches all over my garden. A friend told me that so many people love reading about butterflies, so here I am putting up my first post. Come and watch them grow and transform.

Would love to hear what type of plants you have for your butterflies. Or any types of hints you have for your garden. I would love to have it swarming with all kinds of butterflies.

You have been reading the papers, listening what others are saying. The Real Estate market is doing so much better, and now is the time to sell if you were ever thinking about it. So you want to contact a REALTOR to list and sell your home. So now what do you do.

There are so many things you can do to get your home ready to put it on the market. My very first tip is to de-clutter your home. You want a buyer to be able to see themselves and their furniture in the house.

Clear your counters especially in the kitchen. I have two pictures here on the same kitchen. Before and after the seller cleared the counters to get it ready for the potential buyers to come through her home. I can tell you that this particular house went under contract within 24 hours, for above asking price!

See how good it looks?

How great is it to see how nice the counters look like without all the stuff you may use on an everyday  basis. It can make or break you getting your house sold. There are many other things we can do to make it sell faster. Stay tuned for more tips to getting it ready to put on the market, such as Curb appeal, Painting, Landscaping. Life Saving Award

LIFE SAVING….

This past summer my sister came home from out of the country. While she was here we all celebrated several birthdays at my other sisters house. We were having BBQ and the kids were all playing in the pool. Our family is quite big, and we all sat outside watching and talking with one another.

At one point that afternoon my niece had taken off her little floated, and without anyone seeing her jump into the pool. She didn’t know how to swim, my son came to me said mom why is that little kid in the deep end. I looked and say my nephew swimming, I said buddy it’s Chris, he is fine. When I looked just a little further I notice my niece drowning. I jumped up, and was about to jump into the pool, but noticed my daughter already pulling her out of the water and putting her onto a float she was swimming with. She swam to the edge of the pool and passed her to me.

I pulled Jazmine out of the water, she started coughing up some of the water she swelled, but luckily we didn’t have to perform CPR. My daughter went right back to swimming as though nothing ever happened. I was so proud her. When the new school year started she was back to girl scouts. At one of the meetings it was brought up, then next thing you know papers were filled out, and then Girl Scouts had said they wanted to award her a very special life saving award.

Today was that very special day. The presenter for today was Joana Circe, she is the head of our division. As Joana started talked about that day, I started to cry, as well as my sister, remembering that day. Jazmine stood by her cousin smiling away, and proud of her cousin. She got a standing ovation. She looked at her award and just smiled, Jazmine took the award into her hands and just stared at it, handed back to Anissa and smiled.

What could have been a very tragic day, became very awarding because of her fast thinking!

When you list your home for sale, I know most agents say to paint your walls a neutral color. It’s easy on the eyes and usually goes with all styles of furniture no matter the color of it, but here is my problem with that. When buyers are shopping for a home, they usually have more then one home they are scheduled for in a day. So when they are going from house to house, they tend to blend into one another. So when you have that one house that has color on the walls it stands out, it’s bold!

Now when the buyer starts to narrow down on which home is the one for them, they start out by describing each home. The one with the island kitchen, or the one with the circular driveway, or in this case the one with the Green living room, since that’s the one they can remember. It’s how they described the home.

Now am I telling you to go out and paint your walls with color? No not at all, but if you have colored walls, don’t go and paint them white/neutral. You want to be remembered.
