Difference between Foreclosure vs. Short Sales
Have you found yourself in a predicament that you are behind in your mortgage payments and you are unsure on how you should proceed, as far as foreclosure or short sale here are some answers.
The next few days I will post the difference in foreclosure and short sales for the different scenarios.
Today its Fannie Mae (Primary Residence)
Foreclosure….
A homeowner who loses their home to a foreclosure is ineligible for a Fannie-Mae backed mortgage for a period of up to 7 years. So you would not be able to purchase a home for that time period.
Short Sale….
A homeowner who successfully negotiates and closes a short sale will be eligible for a Fannie-Mae backed loan within 2 years.
So if you sell your home as a short sale, you would be able to buy another home after 2 years but with the foreclosure not for another 7 years if possible.
I know that it might be difficult to even consider either options, after taking the plunge and investing in your dream home. You might have taken the time to make upgrades and improvements to it, just to lose it after several years, but there are options out there.

Top 10 turnaround towns – Fort Lauderdale, Fla. (8) – CNNMoney
South Florida is in CNN Money as one of the top turn around cities with Real Estate in America.
This shows that the market is turning around, we are seeing less inventory and the prices stablizing. Now with less inventory you are going to see the prices going up. Working with a few buyers currently and we are having a hard time trying to find a house in a few cities.
If you have been in the market to buy a home in Broward County, now would be the time to buy. There should be no more waiting, or sitting on the fence.

All Saint's Carnival is Coming to Town

Is that time of year again. When the famous All Saint’s Carnival comes to town. Usually its Valentine’s weekend, but this year it seems it is the weekend after.
Start date is Thursday February 16 through Sunday February 19.
The cost is as follows: Wristbands are $40.00 which is to last you the whole weekend and the booklets are $15.00. (Advance ticket prices until February 12).
The hours are as follows: Thurs. 4p.m.-10p.m., Fri. 4p.m.-11pm, Sat. 12p.m.-11p.m. and Sunday 12p.m.-10p.m.
If you are not familar where All Saint’s Catholic Church is, it’s on the corner of Hiatus and Oakland Park Blvd. Usually its cold the weekend the Carnival is in town, so I would suggest you carry a sweather with you. Its always given, always cold that weekend.
My family is looking forward to the Carnival this year. If you plan on attending let me know, stop me and say hello. Tell me what your favorite part of the Carnival it is for you. Do you have a favorite memory of it.

Back when I was going to Broward College, I had taken up a Photography class. One of my assignments included this carnival and I have such great night pictures with all the wonderful lights. And as a young child I remember teaching Sunday school and the youth group involved in putting together this carnival every year.
